When they have a question, the answer appears quickly and clearly. Behind that seemingly simple experience, however, is a surprising amount of information. At The Silver Beach Inn, a family-owned vacation rental located steps from Silver Beach in St. Joseph, Michigan, that information has traditionally lived across reservation messages, arrival instructions, printed guides, listing descriptions, appliance manuals, local recommendations, and years of hosting experience. Each resource served a purpose. But together, they revealed a larger problem: guests did not necessarily need more information. Operating a vacation rental involves much more than preparing a clean and comfortable space. Every reservation brings a new group of people into an unfamiliar environment. Guests may not know which entrance belongs to their accommodation, where specific items are stored, how parking is arranged, or which amenities are available. Their questions are often simple:

  • Where should we park?
  • What is the Wi-Fi password?
  • Where are the beach chairs and towels?
  • Is there a coffee maker?
  • How do we operate this appliance?
  • Can we walk to the beach?

Silver Beach Inn serves as HOWI’s first real-world deployment and ongoing proving ground. The property includes two distinct accommodations, The Cup and The Saucer, which can also be reserved together. Each has its own layout, sleeping arrangements, amenities, parking instructions, and guest capacity. That structure makes the property an ideal environment for developing an AI concierge. An answer that is correct for one accommodation may not be correct for the other. Information may apply to the entire venue, to a particular space, or only to a specific part of the guest experience. HOWI must understand those distinctions. It needs to know the difference between information shared across the property and details that belong to an individual accommodation. It must provide relevant answers without overwhelming the guest with information that does not apply to their stay. This mirrors the complexity found across the wider hospitality industry. A hotel may have property-wide policies alongside room-specific details. A vacation rental operator may manage several homes with different amenities. A resort may contain guest rooms, common areas, restaurants, pools, and activity spaces. By beginning with a real operating property, AirNLP has been able to design HOWI around the way physical places actually work—not around an idealized software model.

A guest experience designed for the moment

A guest’s information needs change throughout their stay. Before arrival, they may want to understand parking, check-in timing, what to pack, or how close the property is to the beach. When they arrive, their priorities become immediate: finding the correct entrance, entering the accommodation, connecting to Wi-Fi, and getting settled. Later, the questions change again. Guests may want to locate beach equipment, understand an appliance, find a restaurant, or confirm a house policy. Near the end of the stay, they may need checkout instructions or guidance on where to leave used items. HOWI is designed to support this entire journey without forcing the guest to understand how the information is organized behind the scenes. A guest might approach an in-property kiosk and ask:

“Where are the beach towels?” HOWI can provide an answer based on the information configured for that space. The interface may change, but the underlying source of information remains consistent. That is an important part of AirNLP’s vision for the product. HOWI is kiosk-first, but not kiosk-only. It can support guests through the surfaces that make sense for the environment, whether that is an in-room display, a shared kiosk, or a guest link accessed from a personal device. The technology should fit naturally into the stay rather than becoming another system the guest has to learn.


Verified information instead of plausible answers

Generative AI makes it possible to produce fluent responses to almost any question. In hospitality, fluency alone is not enough. A confident but incorrect answer about parking, occupancy, entry instructions, safety equipment, or checkout procedures can create real problems. AirNLP designed HOWI around a clear distinction between different kinds of knowledge. Property-specific facts should come from verified information supplied by the host. Local suggestions can be presented as recommendations. General knowledge can help when appropriate. When a property-specific answer is not available, HOWI should acknowledge that rather than inventing a likely response. If HOWI has verified information about where towels are stored, it can answer directly. If the property has not documented the location, HOWI should not say they are “probably in the hallway closet” simply because that sounds reasonable. It should say that the information is not currently available and guide the guest toward the host when necessary. This restraint is central to the product. The objective is not to create an assistant that always has something to say. It is to create one that guests and hosts can trust.

Giving hosts one place to manage knowledge

The guest experience is only one side of the system. Behind HOWI is a structured workspace where hosts can organize the knowledge associated with a venue and its individual spaces. Property-wide information can be established once and reused where appropriate. Space-specific details can override those defaults when an accommodation, room, or zone has different requirements. A host can manage information such as:
